Background

The Golden Overlook property, located off of W. 4th Avenue, consists of approximately 25 acres. The property is located on a steep hillside over the interchange of I-70 and C-470 in south Golden on Green Mountain.

The residential development of the property was approved by the City in 2008 for 92 single family lots and has only recently begun grading and development by a new buyer. City staff have been working with the new buyer (New Home Co.) to develop construction plans for the subdivision’s build-out. Because the land has been zoned and platted for its intended purpose since 2008, the developer is free to proceed without further public input.

Minimizing Neighborhood Impact

City staff will continue to work with the new owner as the project takes shape to consider the impact on the surrounding community. Steps to ensure minimal impact to the surrounding residential areas during construction have already been taken:

  • Keeping the temporary regional trail open to the extent possible and when safe to do so for users.
  • Ensuring construction noise does not occur outside of allowable hours of 7a.m. to 9 p.m., with outdoor, noise-producing construction not occurring past 7 p.m.
  • Ensuring that sediment and debris leaving the site is minimized.
  • Ensuring the development follows all applicable City rules and regulations.

The existing regional trail was temporarily rerouted through the Golden Overlook property for the duration of the construction or until the new trail through the property can be completed and is safe to access. The temporary trail, located on the east side of property next to the Mesa View 6th Avenue Estates subdivision fence line, is fenced off from the construction activity and is now open. There will be additional detour signs posted when occasional closures due to construction will need to occur.

The final location of the new trail will be within the subdivision along S. Terry Street.

    The prices of the new homes have not been advertised by the builder, New Home Co.  Regardless, the City does not have any say or control over the price of these homes.
